In Puerto Vallarta and Banderas Bay almost the entire inventory lives in one place: the MLS, which runs on Flexmls (the FBS platform). The inventory isn't the problem —how you display it is. Most agent and brokerage websites paste an IDX widget inside an iframe: it looks slow, it can't be customized and, worst of all, Google indexes none of what's inside. You have thousands of listings and not a single page that ranks.

I build the opposite: a real estate website that is yours, pulling the Flexmls feed through the API, storing listings in your own database and generating real listing pages, each with its own URL, photos and structured data. Buyers get a fast search with a map; Google gets hundreds of indexable pages for condos in Amapas, villas in Conchas Chinas or land in Punta Mita. It's the same architecture I use on portals with thousands of listings synced from the Bay's MLS.

The result combines custom web design, SEO built for real estate and, when the project calls for it, drone photo and video for the exclusive listings that are actually yours.

How it works

What "connected to Flexmls" actually means

Three ways to show the MLS on a website. Only one of them works for your SEO.

1. The embedded IDX widget (what almost everyone has)

It's the snippet your provider hands you to paste on a page. It works, it installs in minutes, and that's the end of it: the content lives on someone else's domain inside an iframe, with their design and their speed. None of those listings feed your rankings, you can't build neighborhood pages, control titles or add structured data. It's a borrowed storefront.

2. The API integration (what I build)

Your site authenticates against the MLS feed —today through Spark API, the modern REST API for Flexmls; on older setups still through RETS— and pulls the listings you're authorized to display into your database: price, beds, baths, square footage, neighborhood, coordinates, description, amenities and the full gallery from the Spark Platform CDN. From there every listing is a page on your site: your design, your URL, your speed, your SEO.

3. The hybrid: MLS plus your own exclusives

Usually the smartest commercial decision. The same search blends MLS inventory with your exclusive listings —the ones you manage from your own panel, with your photos and drone video— and those stay pinned at the top with their own badge. You sell everything, but you keep the full commission on what's yours.

Feed access

We request your IDX access with your agent or brokerage credentials. The board authorizes which listings you may display and under what rules. I walk you through the paperwork and receive the API keys.

Field mapping

Feeds don't arrive pretty: they come with technical fields and internal codes. I translate them into your data model —type, price and currency, beds, baths, construction and lot size, area, development, coordinates— so filters work properly and listing pages read like a human wrote them.

Automatic sync

A scheduled job refreshes prices, status and photos several times a day. Sold listings disappear, new ones come in on their own and price changes show up without anyone touching a thing.

Your own listing URLs

Every property gets a clean, readable URL with title, description, gallery, map and inquiry form. These are the pages Google indexes and the ones buyers forward over WhatsApp.

The SEO layer

Listing structured data, neighborhood and property-type pages, internal linking, a sitemap that grows with the inventory, and duplicate-content control against every other site publishing the same MLS.

Why an IDX iframe will never rank

The content has to live on your domain

Google indexes what it can crawl at your URL. If listings load inside an iframe from another domain, your page is essentially empty as far as search engines are concerned. With an API integration every listing is your own HTML, with its own title, description and photos: hundreds or thousands of indexable pages that grow on their own as the market moves.

Neighborhood pages are what bring buyers

Nobody searches for "MLS listings". They search condos for sale in Amapas, Conchas Chinas villas, Marina Vallarta penthouse, land in Sayulita. So I build neighborhood and property-type pages with original content —what sells there, price ranges, who it suits— fed automatically with the listings that match. That's where the traffic is won.

Structured data and a clean listing page

Every listing is marked up with its type, price, location and gallery, with unique titles and descriptions. That helps Google display it properly and lets ChatGPT, Perplexity and AI overviews cite it when someone asks about property in Vallarta.

Duplicate content: the real MLS risk

What is Flexmls and why does it matter in Puerto Vallarta?+

Flexmls is the FBS platform that powers the MLS used by real estate offices across Puerto Vallarta and Banderas Bay: it holds the shared inventory of properties for sale. It matters because if your site can't read that inventory, your catalog will always be out of date and you'll compete at a disadvantage against portals showing thousands of listings a day.

How does a website connect to the Vallarta MLS?+

Through IDX access authorized by the MLS plus an API integration. Today that means Spark API, the modern REST API for Flexmls; older setups still use the legacy RETS standard. Your site authenticates, pulls the listings you're allowed to display into your own database and publishes them as your own pages. A scheduled job then syncs prices, status and photos several times a day.

Do I need to be an agent or MLS member to get the feed?+

Yes. IDX feed access is granted by the MLS to member agents and brokerages, and it comes with rules about what can be displayed, how often it must refresh and how attribution works. If you don't have access yet, I help with the process; meanwhile we can launch with your exclusive inventory and connect the MLS later without rebuilding anything.

What's the difference between an IDX widget and a custom integration?+

An IDX widget is an iframe: the content lives on the provider's domain, you can't change the design or the URLs, and Google doesn't index those listings, so they add nothing to your rankings. A custom integration stores listings on your site and generates a real page per property with your design, your speed, your structured data and your SEO. It's the difference between renting a display window and owning the store.

How often are listings updated?+

It depends on what your MLS access allows; syncing several times a day is standard, and in some cases every 15 minutes. Sold or withdrawn listings disappear automatically, price changes update themselves and new properties come in without anyone entering them by hand.

Can I show my exclusive listings alongside MLS inventory?+

Yes, and it's what I recommend most. Your site includes a panel where you publish your exclusives and developments with your own photos and video, and those appear highlighted above the MLS inventory in the same search. You offer the whole market but push your own listings first, where you keep the full commission.

Does an MLS-powered site help or hurt my SEO through duplicate content?+

It helps, as long as it's handled properly. The real risk is that dozens of sites publish the same feed descriptions. The fix is original content on the pages that actually compete —neighborhoods, property types, buying guides—, indexing control on low-value listing pages and internal linking that concentrates authority. That way the inventory adds volume while your own pages do the ranking.

Will the site be in English and Spanish?+

Yes, and in Vallarta real estate it isn't optional: a large share of buyers searches in English from the US and Canada. I build two real versions with reciprocal hreflang (not machine translation), prices in USD and MXN, and copy written for each audience.

How long does an MLS-connected real estate site take?+

A site with your exclusive inventory is usually ready in 3 to 5 weeks. Adding the MLS feed integration typically takes another 3 to 6 weeks, depending on how quickly your IDX access is approved and how clean the feed is. Launching in stages is normal: the site first, the connection after.

How much does a Flexmls-connected real estate website cost?+

It's quoted individually, because the range is wide: publishing 40 exclusive listings is nothing like syncing and keeping several thousand MLS records fast. Cost is driven by the type of connection, the size of the inventory, the features (map, alerts, comparison, agent profiles), CRM integrations and bilingual content. Can you fix or migrate the real estate site I already have?+

Yes. Starting from scratch often isn't necessary: the IDX widget can be replaced with a proper integration, the content that already ranks can be preserved, the site sped up and the missing neighborhood pages added. If the current platform can't go further, I migrate everything while keeping URLs and redirecting whatever changes so you don't lose the SEO you've built.
